DOMESTIC and RESIDENTIAL SPRINKLER SYSTEMS to become Mandatory in Wales

In England and Wales at the present time the building regulations only require sprinklers in residential type buildings where the floor height is greater than 30m.

Scottish technical standards since 2005 have required residential sprinkler systems to be installed in all new care homes, sheltered housing and residential buildings with a floor height greater than 18 metres.

However, things are about to change, the Welsh Assembly Government has passed legislation requiring all new homes in Wales to be fitted with an automatic fire suppression system.
The Domestic Fire Safety (Wales) Measure – (PDF) – will apply to dwelling houses, flats, residential care homes, educational residential accommodation and houses in multiple occupation. Further legislative work needs to be developed before finally the legislation is put into effect.

The legislation should make new homes constructed in Wales as being amongst the safest in the world.

It is assumed at this time that a failure to provide a suitable fire suppression system into new residential type accommodation will be regarded as being a breach of the building regulations.
